The practice
A small office that signs its own work.
Raritvi Associates plans, designs and builds — and independently values land and building. Based in Haveri, the practice works across north Karnataka for owners, developers, banks, courts and government departments.
What we do
Two related things. On the engineering side: planning and design for residential, commercial and industrial buildings, layout development, estimation, detailed project reports, project management and turnkey construction. On the valuation side: IBBI-registered valuation of land and building for sale, taxation, bank finance, rent fixation, land acquisition, insurance and legal matters.
How we work
A chartered engineer inspects every property personally. Measurements are taken on site, not read off a sale deed. Title documents are checked against what physically exists, and where the two disagree we say so in the report rather than around it. On construction, the engineer who priced the work certifies what was built before a bill is passed.
Why it matters
A drawing that ignores the setback rules costs you a rejected file. An estimate that misses a trade costs you mid-project. A valuation that is casually prepared costs nothing at all — until the day it is challenged, and then it costs a sanctioned loan, a tax assessment, or a settlement. We would rather take the extra day.

Raritvi Associates is led by Er. Mallikarjun Kudarihalmath — a chartered civil engineer, an IBBI registered valuer for land and building, and a practising civil contractor and developer.
That combination is unusual, and it is the reason the work holds together. The person valuing a property has also priced, drawn and built one. An estimate is not a guess at what construction costs. A valuation is not a desk exercise in a spreadsheet.
Every drawing and every report leaving this office is inspected, worked and signed personally.
